Every month, families across the bay area real estate market... Oakland, Concord, and Walnut Creek run the same math: the mortgage on their next-size-up home would be brutal .... but 30 to 45 minutes northeast, the same payment buys nearly twice the house. **I sell on both sides of that move**, and this is the honest, numbers-first guide I give every relocating client.


# How much cheaper is Solano County than the East Bay, really?


Let's use real 2026 medians. Oakland's median sale price was roughly $884,000 as of May 2026 (Redfin); Walnut Creek's recent median sales ran around $949,000, with typical single-family values well over $1.2 million outside Rossmoor; Concord came in near $755,000 (Redfin, May 2026). Solano County's median? Approximately **$570,000** (Redfin, March 2026) — with Rio Vista as low as ~$450,000 and Vallejo, Suisun City, and Fairfield all offering meaningful discounts to the county median or strong value at it.


In plain terms: an Oakland or Walnut Creek seller with $400,000–$600,000 in equity can often buy in Solano County with a small mortgage .... or none at all. A Concord-priced budget buys premium Solano neighborhoods like Green Valley or Browns Valley with room to spare.

Be honest with yourself here, because I will be honest with you: I-80 westbound at peak is real. The relief valves matter ..... the **San Francisco Bay Ferry from Vallejo** to the SF Ferry Building turns the worst commute into the calmest one; the **Capitol Corridor train** from Suisun–Fairfield serves Sacramento-to-Bay riders; and Cordelia/Green Valley positions I-680 commuters for Concord and Walnut Creek in ~30–40 minutes off-peak. Hybrid and remote workers have quietly made this move the best arbitrage in Northern California: Bay Area income, Solano cost of living.


### Does moving out mean giving up appreciation?


The data says no. Solano County posted a 6.9% year-over-year *increase in sales volume* even as prices eased slightly (C.A.R. regional data, April 2026), and supply remains at roughly 2.3 months .... firmly a seller's market (local MLS, June 2026). Constrained supply plus a permanent affordability gap to the core Bay Area is the long-term appreciation thesis. You're not leaving the Bay Area economy .... you're buying its discounted edge.
