Rio Vista carries the lowest median home prices in Solano County ... hovering around $450,000 in recent data (source: RealtyTrac Solano County Market Trends) .... while the county median sits near $570,000 and the Bay Area median near $1.4 million. For a homeowner selling in Vallejo, Fairfield, Concord, or the core Bay Area, that spread is the entire retirement math: sell high, buy low, bank the difference, and often eliminate the mortgage entirely.
What is Trilogy at Rio Vista actually like?
Trilogy is a resort-style 55+ community built around a golf course on the edge of the Sacramento–San Joaquin Delta.
What my clients consistently love: single-story living, the Vista Club amenities (pools, fitness, clubs, pickleball), a genuinely social culture, and Delta sunsets. What I make sure every client understands before falling in love: monthly HOA dues and what they cover, the community's age-qualification rules, resale dynamics (55+ resale pools are narrower than open-market pools ... pricing correctly matters even more), and Delta wind.
Rio Vista is famously breezy; some people adore it, some don't. Visit twice .... once on a calm day, once on a windy one.
How do I sell my current home and buy in Rio Vista at the same time?
This is the #1 question, and there are four proven structures:
(1) sell first with a negotiated rent-back so you move once, on your timeline;
(2) buy contingent on your sale ... very doable in 2026's more balanced market;
(3) bridge financing if your equity position supports it;

Q: What are HOA dues at Trilogy? A: They change periodically ... I provide current dues, what they include, and the HOA's financial documents during our search, and we review them together before you offer. currently under 300 dollars a month, does not include the golf coarse.
Q: Is Rio Vista too remote? A: It's quieter by design. Highway 12 connects you to Suisun city, Fairfield/I-80 in ~30 minutes and Lodi in ~25.
Walmart is right there too in suisun, a 20 min drive.
Medical, groceries, and daily needs are in town; major hospitals are a planned drive. For many retirees, that peace is precisely the point. They also just opened an urgent care in downtown rio vista...
